Pace
Pace is the largest unincorporated community in Santa Rosa County, ten miles west of Milton and twenty minutes northeast of Pensacola via Interstate 10. Population sits around 33,000 and grows faster than any other corner of Northwest Florida. The community sits in the Pace High School zone, which routinely lands in the top quartile of Florida high schools and drives much of the residential demand.
Pace runs from Berryhill Road on the east to Glover Lane on the west, with the Highway 90 corridor as the commercial spine. Stonebrook, Ashley Plantation, and Avalon Beach hold the older established neighborhoods. Newer subdivisions like The Glades, Newberry Plantation, and Whispering Lakes continue the build-out south toward I-10. Most of the housing stock is post-2000, brick-fronted single-family on quarter-acre lots, three and four bedrooms.
The community trends professional and family-oriented. Pace residents tend to commute to Pensacola, Naval Air Station Pensacola, Whiting Field, or the medical corridor on Davis Highway. Restaurants along Highway 90 (Smoke and Barrel BBQ, Sonny's, Mango Bay Sushi) and the new shopping anchored by Publix on Berryhill keep daily errands inside the community. Five Flags Speedway is just over the Pace-Pensacola line for the racing fans.
Why SunQuest for Pace
Pace owners are usually first-time landlords. Many bought new construction here, moved away with a base reassignment, and decided to hold the property as a long-term rental. We specialize in the handoff. Walk-through, rent pricing, marketing photos, lease setup, and tenant placement are handled in the first six weeks. A new owner does not have to sort through Florida landlord-tenant law and the statute on security deposits alone. If you are relocating to Pace for the school zone, we hold a sub-list of pre-2010 builds in Stonebrook and Ashley Plantation alongside the newer subdivisions, so you see options across price tiers.
