Full property management for long-term residential rentals. You do. SunQuest does the work (credit check, income verification, prior landlord calls, criminal and eviction history) and presents the strongest applicants. If anything in a file gives the team pause, you get a call and you make the decision.
Automatic ACH transfer to your bank account each month after rent clears and expenses are deducted. A monthly statement arrives in your Owner Portal alongside the deposit. A year-end summary and 1099 follow at tax time.
SunQuest serves the notices Florida statute requires on the required timeline, documents every step, and proceeds with eviction through the local court when collection efforts fall short. You stay informed at each stage.
Pets and smoking are owner choices and SunQuest marks the policy on every listing. Service animals must be accepted regardless of pet policy under federal Fair Housing law. Protected classes under the Fair Housing Act (race, color, national origin, religion, sex, familial status, disability) are off-limits for exclusion of any kind.
Yes. SunQuest supervises a vetted network of plumbers, electricians, HVAC technicians, roofers, and handymen. Routine repairs up to a limit you set are handled and reported. Larger repairs come to you for approval before work begins.
Most agreements run twelve months with rolling renewals. The agreement spells out the services, the fee structure, your maintenance approval limit, and the conditions for ending the relationship on either side.
Yes. A monthly statement listing rent received, expenses paid, and the net deposited to your account. Statements and supporting documents live in the Owner Portal so prior months are always one click away.
